Until further notice, the booking conditions are amended so that any advance payment made by you WILL BE REFUNDED if your stay has to be cancelled as a result of government-imposed restrictions forbidding the use of self-catering accommodation.

This amendment applies ONLY TO BOOKINGS MADE DIRECTLY WITH US. If your booking has been made through a booking portal (e.g. Airbnb, Booking.com), that portal's booking conditions will apply.

THE SMALL PRINT: Nobody likes small print but we need to make sure we understand each other. So here you'll find our booking conditions. Proceeding with a booking means you accept our terms and conditions.

Terms of Booking & Booking Deposit

​ By placing a booking with us (the property owners or our representative[s]) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.

To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests is three and limited to those indicated on the booking request. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.

To secure any booking we require a non-refundable deposit to be paid in advance. This deposit amount is 25% of the total accommodation charge. The balance must be paid six weeks before the booked arrival date. Deposit payments must be 'cleared funds' before a booking can be confirmed. ​

For bookings made less than six weeks before the booked arrival date, the full amount of the accommodation charge will be payable at the time of booking.

Payments can be made by digital bank transfer or, by mutual agreement, Paypal. Paypal payments will incur a 3% supplement but we will not charge for bank transfers. Any charges raised against us by our banks for handling dishonoured cheques, bank transfers or any other payments, must be reimbursed by the lead guest within seven (7) days of any request to do so.

All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.

Check-in & Check-out

Guests must check-in and check-out by the times stated below.
Check-in from: 16:00 on day of arrival
Check-out by: 10:00 on morning of departure
Other check-in and check-out times might be available on request, depending on the occupancy before and/or after the booking, and the availability of changeover staff. ​

Cancellation, Returned Deposit & Non-Arrival Conditions

Guests who need to cancel a booking should contact us as soon as possible. ​

All cancellations must be immediately notified by telephone and then in writing.

If you cancel your stay more than 6 weeks before it is due to start then your deposit will be forfeit.

If you cancel less than 6 weeks prior to your stay then the full balance remains due and is not refundable.

Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their deposit paid and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday/cancellation insurance where required.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

You are strongly recommended to take out travel insurance to cover any cancellation.

Energy use

​Fair and normal energy use is included in the rental but we reserve the right to charge guests in the event of excessive energy use. The charging of electric and hybrid vehicles is not permitted.


We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge of £35 (front door) and 20 (back door). This reflects not only the cost of the replacement keys but the time and resources needed to obtain same. ​


Smoking of any tobacco products or smoking product not containing tobacco is not permitted. Pickles Cottage is a smoke-free zone. We reserve the right to charge a fee should we need to restore the property to smoke-free condition following non-compliance. ​


We regret we are unable to accept pets at Pickles Cottage. ​


​Please be aware that as in many properties of this type, the stairs are steep and therefore unsuitable for young children and those with certain mobility problems. Please exercise caution when using the stairs.



Third-party content within this site uses cookies.
